Market Ready Assessment

The home-selling process can be quite exciting! However, with so much to do it can be difficult to know exactly where to begin. Devine Designs uses the nation's only standardized scoring system during our assessment. It is a comprehensive point system that allows the homeowners to immediately grasp how ready their home is for showing.
Consultations begin with a two-to-three-hour thorough walk through of the exterior and interior of the home. We take digital photos to highlight areas of concern or focal points for each room and outdoor space. During the assessment walk through, we designated items in the house that need to be removed. When we've completed my assessment, we provide the sellers with an initial report that includes both the positive features of the house that will help it sell and also the negatives that will delay the selling process. They will also receive initial assessment scores that are broken down room by room. We will take the homeowners through the home to discuss each room's score and we will provide a list of homework on which the homeowners can immediately get started. During this process, we discuss how each recommendation will add to the property's overall allure. The homeowners will learn about the psychology of the buyer and how their house can best appeal to the buyer's five senses. They will discover why Staged homes have a competitive advantage over homes not prepared for sale, and why each recommendation is important to their overall goal of selling their house for top dollar. For homes priced at $150,000 or more, Devine Designs prepares a written Home Evaluation, which is an interior and exterior diagnostic report with specific enhancement instructions. We like to schedule a meeting with the sellers to go over our comprehensive written report within 72 hours of completing the assessment if possible. The report is based on the location, the curb appeal, the interior appeal, the cleanliness of the property, and factors that affect other senses such as smell and touch.
The Home Evaluation includes:
- Customized, room-by-room enhancement recommendations that you can implement yourself
- Recommendations of any repairs or improvements that will benefit the property
- Suggestions on how to prepare the home to sell
- A list of the Top Staging Priorities for each room
- Tip Sheet to be used prior to showings and Open Houses
Armed with the Market Ready Assessment Report, the homeowners can immediately begin doing the work themselves or hiring the painters, cleaners, packers and/or handymen you need to get it done and get your house on the market!
Fee:
The cost for a Comprehensive Assessment is 10% of your home's total square footage, with a minimum charge of $150.00 (e.g. A 1200 sq. foot residence would cost $150.00. A 2,500 square foot residence would cost $250.00)

One-Day Editing

One Day Editing is the most efficient way to quickly transform your home!
Each of your home's Four Main Areas (The Foyer, Kitchen/ Breakfast Area, Family Room, and Master Bedroom/Bath) will be edited and arranged to show off the area's best features. We analyze each room's needs and then rearrange, eliminate, and position the furniture and accessories for you. In just a short while we're able to create the "Wow" factor that buyers respond to!
Fee: $450.00 for homes up to 2500 Sq. ft.

Full Service Staging

Our Full Service Staging service goes beyond One Day Editing to complete the preparation of all additional rooms in the home. Furniture layout, proper accessorizing and lighting are just a few of the areas we consider when Staging each room for show. Full Service Staging results in the home feeling "unified" by connecting each space aesthetically. Buyers will love the house's amazing look and appeal!

Ambience Package

The Ambiance Package includes additional accessories from Devine Designs' inventory that will transform your rooms into luxurious spaces that buyers really respond to! Ambient lighting, area rugs, candles, greenery, and other accessories make up vignettes that transform your house into a "model home" setting. This package, in combination with One Day Editing or Full Service Staging, creates the ultimate assault on the buyer's senses... which results in a positive impression that they just can't forget!
Pricing: $80 per month and up, depending on accents needed. Exact quotes can be given per room, or per job.
Ambiance items are rented on a monthly basis. Items are rented at 20% of current retail value, as per rental industry standards.
